One year ago, COLTON® welcomed its first visitors to a collection of model homes set against the backdrop of the Texas landscape. Today, more than 200 households call the community home, Arroyos Park is taking shape, and a growing calendar of events, traditions, and celebrations is bringing neighbors together.
In just twelve months, COLTON has transformed from a vision for Quintessential Texas Living into one of the region’s most talked-about new communities, and it’s only getting started.
Developed by AIRIA Development® Company, the 5,700-acre community is located along four miles of the 249 Aggie Expressway in the Montgomery County and Todd Mission area. Centered on “Quintessential Texas Living,” COLTON brings together distinctive architecture, expansive outdoor spaces, and experiences designed to celebrate the character and spirit of Texas.
The opening of COLTON’s model homes marked the first opportunity for homebuyers to experience the community’s vision firsthand. Fourteen fully furnished model homes from 11 builders now showcase architecture found nowhere else, featuring exclusive elevations created specifically for COLTON. Together, they form a streetscape inspired by Texas Prairie, Texas Mesa, Spanish, Texas Craft, and Mid-Century Modern design influences—setting a new standard for architectural diversity in the region.

Since joining COLTON as Lifestyle Director in August 2025, Teryn Walley has led the community’s growing lifestyle program through a variety of events and activities, helping establish many of the traditions that make a neighborhood feel like home. From tailgates and wine tastings to holiday celebrations, fitness classes, craft nights, and seasonal gatherings, these experiences have brought neighbors together, fostered lasting friendships, and created a strong sense of belonging throughout the community.
Meanwhile, work continues on what will become the heart of community life. Construction on Arroyos Park broke ground in October 2025 and has continued steadily throughout the year. When complete, the approximately 8-acre destination will offer places to gather, play, exercise, celebrate, and explore—including W. Blakley Hall, The Welcome Inn, The Iron Yard fitness facility, playgrounds, a splash pad, trails, event spaces, and more.
With the park’s signature buildings now standing and construction progressing throughout the site, residents are beginning to see how Arroyos Park will serve as the heart of community life for generations to come.
Throughout its first year, COLTON has also become an active part of the greater Magnolia area. During the 2025-2026 school year, the development partnered with Magnolia ISD through sponsorships, teacher support initiatives, and school celebrations, including sponsoring the Magnolia ISD Teacher Pop-Up Shop, serving as a Diamond Sponsor for the Magnolia ISD Employees of the Year Banquet, and participating in ribbon-cutting celebrations for Magnolia Parkway Intermediate and Magnolia Parkway Junior High. COLTON also continued its support of the Southwest Montgomery County Chamber of Commerce as a Gold Business Partner supporting local events throughout the year such as the Magnolia Christmas Lights Parade.
The community’s momentum has earned industry recognition as well. COLTON was named Project of the Year by Houston Agent Magazine in October 2025, received a Gold Award at The Nationals in February 2026 for its “A Taste of COLTON” launch experience, and earned four finalist honors in the 2026 Texas Star Awards program, recognizing excellence in branding, marketing, and placemaking.
This summer, COLTON is inviting future homebuyers and local families to experience the community through live music, food trucks, and family-friendly events at the model park. Visitors who tour any model home between June 1 and August 31, 2026, can register for a chance to win one of three Texas getaway trips to Fort Worth, San Antonio, or Austin, with one winner selected each month.
While the first year brought significant milestones, the journey is only beginning. New homes continue to welcome residents, Arroyos Park is taking shape, and community traditions are already being established.
