Arroyos Park celebrates true Texas charm and diverse architecture
An event hall with character-rich reclaimed floors from North Texas, a play tower that recalls East Texas forest fire watch towers, and a building that evokes an old East Austin factory are just a few of the Texas-inspired details on tap for Arroyos Park, the first major recreational amenity planned for COLTON, a 5,700-acre community now open in the Montgomery County/ Todd Mission, Texas area.
Straddling two seasonal creeks running through its heavily wooded 8-acre site, Arroyos Park will reflect COLTON’s vision as a community that celebrates Texas style and traditions with an array of buildings and play features inspired by iconic buildings and natural elements found throughout the Lone Star State.
“As our first major amenity, Arroyos Park will show our intention for COLTON to be a quintessential expression of Texas living, embodying both the built and natural diversity of the state, while offering residents a neighborly lifestyle with planned activities designed to bring everyone together,” said Tyler Stone, Vice President of Land Development for AIRIA Development® Company, the developer of COLTON.
Arroyos Park will have a collection of buildings in a variety of architectural styles, inspired by familiar Texas structures the development and design team toured in San Antonio, Marfa, Brenham and other locales. Details such as old propane tanks repurposed as planters, and street sign poles made from drill stem pipes, will honor the heritage of one of Texas’ oldest and most influential industries, oil and gas.
The four main buildings include W. Blakley Hall, an event hall with Texas architecture inspired by Rihn’s Grocery in LaCoste, which hosted many a dance and domino game during its heyday. Its name pays tribute to Senator William Blakley, who once said, “Texas is neither Southern nor Western. Texas is Texas.” That spirit of authenticity and independence is reflected in the details—from reclaimed hardwood floors that recall the storied dance halls of old to design touches like Spanish tile accents, breeze block walls and painted brick that offer residents a trip back in time across our vast state, with the modern convenience of air conditioning.

Designed in homage to the Texas Theatre in Bronte, TX, The Welcome Inn will not only echo its spirit of gathering, but also serve as home to COLTON’s Lifestyle Director, who will bring traditions to life through special events and activities throughout the year. Residents will also enjoy an inviting indoor work or hangout space and an outdoor patio overlooking the event lawn.
The Iron Yard fitness center will draw on timeless design elements from Fort Worth’s Texas & Pacific Railway Terminal. Open to residents 24/7, the space will include large windows to create an open feeling offering views from both inside and out along with a dedicated exercise classroom. The Iron Yard will also have an outdoor green space for other activities.
Rooted in familiar Texas architecture, the HOA building takes its inspiration from Central Machine Works, an iconic industrial factory in East Austin. With two structures connected by a traditional dogtrot breezeway, the building will house COLTON’s onsite Homeowners Association team.
Beyond these buildings, Arroyos Park will offer a Texas-sized array of activities for residents, including:
- Three unique playgrounds: a toddler-friendly area, a Fitcore ninja fitness course for active adventurers, and The Lookout — a towering play structure inspired by the fire watch towers found in the forests of East Texas.
- An event lawn and amphitheater, with spaces for food trucks and picnic tables.
- A splash pad inspired by old industrial relics, with water flowing through pipes, tanks and other structures.
- A Micro disc golf course with a nearby 18-hole championship course are both underway and were designed by world-renowned Premier Master Designer John Houck with HouckDesign.
- Ten-foot-wide hike-and-bike trails weave through the landscape linking with a network of walking paths that connect every neighbor to Arroyos Park.
- Das Garten, an entry plaza accented with a Spanish Colonial style fountain and a firepit inspired by a Central Texas BBQ mecca, will connect W. Blakley Hall to the Welcome Inn.
- Other amenities include shade structures and picnic areas welcoming residents to stay a while longer and sit a spell.
While the buildings and amenities at Arroyos Park take inspiration from many places throughout the vast Lone Star State, the guiding principle for this major new amenity was very simple:

“Our brand promise is ‘Quintessential Texas Living,’ and in a state as big and diverse as Texas, that reflects many lifestyles and traditions, each experienced a little differently by those who live here,” Stone said. “For us, it comes down to the details, those thoughtful touches that make a place feel authentic. When you see it, you’ll know. That’s the spirit we’ve carried into Arroyos Park and throughout COLTON.”
Planned to open in fall 2026, Arroyos Park is part of 186 acres of land devoted to recreational amenities and green space in the first phase of COLTON.
The community is located at SH 249 (aka Aggie Expressway) and FM 1486, approximately 45 miles from downtown Houston, and approximately midway between Houston and College Station.
